Touring a Senior Care Facility: Check the Record First, Then Ask These Questions

Most tour preparation hands you the same checklist: is it clean, is the staff friendly, how’s the food. Those things matter — but every facility has polished answers for them, and a tour is designed to show a building at its best. The visits that produce real information start differently: with the facility’s own public record, read before you arrive.

Why record-first beats checklist-first

A facility’s federal and state record — inspection findings, staffing levels, penalties, licensing history — is the accumulated testimony of independent inspectors over years. When your questions come from that record, two things change: you can’t be given a generic answer, and the way a facility responds to informed questions tells you a great deal about how it will communicate with your family later.

Building your question list from the record

• From the inspection history: “Your most recent survey cited [the finding]. What changed as a result?” A facility that answers specifically and without defensiveness is telling you something good.
• From the staffing data: “How do you cover nights and weekends?” — especially if reported RN hours are modest (see how to read the staffing record).
• From any warning flags: if the record carries an abuse icon, Special Focus status, or a licensing action, ask about it directly. The answer — and the willingness to give one — is the information.
• From the payment reality: confirm the bed, the rate, and what happens if the payment source changes later (our guide to how care is paid for covers why this comes first).

What only a visit can tell you

The record can’t smell a hallway or watch a call light go unanswered. On the visit itself: notice how staff speak to residents when they don’t know they’re observed, whether residents seem engaged or parked, how the building sounds, and whether the person giving the tour knows residents by name. Visit twice if you can — once scheduled, once not.
